Federal Lease Playbook was created by former federal Lease Contracting Officers — the warranted officials who solicit, negotiate, and award GSA leases. These are the people who used to read, score, negotiate, and sign the leases private landlords were competing for.
The playbooks are drawn from deep experience inside federal real estate — full-cycle lease transactions run from the government side: solicitation, offer evaluation, negotiation, award, and administration — covering portfolio administration and tenant-improvement construction, executed under contracting warrant authority.
They watched good buildings lose winnable deals for avoidable reasons: incomplete offers tossed before price was ever read, tenant-improvement pricing that blew up mid-negotiation, misunderstood termination rights, commission surprises at closing. The pattern repeated too often to be a coincidence — it was an information gap. Landlords were playing a game whose rulebook they'd never been given.
This business exists to hand them the rulebook.
